Ok, so just say you have 2 identical houses in the same neighborhood. The only difference is one is on a (nice wide) tidal creek without a dock built yet, but can have one and boat lift added. What is the difference in value of the 2 houses? Also, what would be the difference in value if the house already had the dock/boat lift added? Would it be 100k difference in the 2 houses? More? Less? Thanks in advance for the replies, everyone honestly is so helpful on this board!

The house with the dock, assuming everything else was identical (an impossible assumption in real estate) would go for a higher price, simply because a dock no longer needs to be built. Figuring $100 per linear foot, and giving deference to quality, I would caution my clients not to pay more for the home with the dock, than the dock was worth itself.

I guess the main concern or question I have is this: there is a home in a neighborhood that has (nice wide)tidal creek access and can have a dock/lift built. It however is on the market for a much larger amount than the other houses in the neighborhood, and the only thing that really stands out about it is the waterfront location. My question is really as a general rule, how much extra is water front (tidal creek) property worth?

Honestly, without doing a specific CMA for that neighborhood, street, house, etc., I can't tell you. It varies from location to location. It's not unsual to see a house across the street from the water be half the price (or less) of the same house "on" the water with a dock though. It all depends on the location, neighborhood, water frontage, dock, construction, sq. footage, etc etc etc.
