Considering a move to Charleston area. Need some help in narrowing down areas/towns/communities to consider. Appreciate all feedback.

Wife and I visited last year and toured Summerville and Mount Pleasant mostly. I really liked Mt P, but not thrilled by an HOA. Summerville has better value, but felt a little too inland/small townish for me. Any other areas to consider?

budget = $650k +-
Newer home, open to style
4000+ square feet
4+ bedrooms
1+ acres
Highly rated public school system
Within 30 minute drive to coast
Employment potential for mid/senior level professionals
Affluent community
Low crime
Entertainment/restaurants a+
Prefer no HOA

BTW, we LOVED Charleston proper. Had one of the best steak dinners at Halls and that says a lot as we regularly dine in NYC now. Also loved the very cool cigar bar with 2nd floor balcony.

The no HOA and one acre is the killer for Mount Pleasant. You will have to look at Summervilles and beyond which will all be 30 minutes from the beach.

One place to look closely at is Awendaw.

John Golf is totally right.Mt Pleasant could the least likely place in the entire state to find 1+ acre and no HOA!

No HOA and a newer home is a tough combination. Add that to a 1 acre lot and good schools and it's just about impossible for $650k. Dropping the no HOA wish would help though you will still have limited prospects. Could an older home that's been remodeled on James Island work? Still, a 1 acre lot is a rare thing in a good school district

As others have said: there's no "1 acre +" with all your other requirements/wishes for $650k.
Now, add an HOA (and from my POV, you'll WANT one in SC; they are not the devil) and perhaps, we can talk.
And LocalHero hit the nail on the head with, "Still, a 1 acre lot is a rare thing in a good school district."

Downtown Charleston might suit you, check out the different areas such as Ansonboro, Wagener Terrace, Hampton Park area, most of 29401, 29403 zip codes.

You might also consider Old Village in Mt Pleasant in 29464

Secessionville Acres-Stiles Point Plantation-Fort Lamar-Ft Johnson Estates on James Island 29412

Beresford Creek area of 29492 (Beresford Creek Plantation, Beresford Landing)

Also, Sullivan's Island and Isle of Palms won't have HOA's for the most part and might suit your style.

The only area I could think of that would meet some of the OP's requirements (in Summerville) would be Mateeba Estates on Ashley River Rd. I think they do have an HOA, though.

A Hoa is not bad. Just depends what area you are at. Some are strict while others are very laxed. If you would take am older home the west Ashley side (st.Andrews/avondale area) might suit you
