While that development is going to be outstanding, it won't have anything ready for several years. I think the first residential units in it won't be ready until 2011. It's another great New Urbanist development though, and it's size is probably 5 times bigger than Ion in Mt P. The diagrams on their website look fantastic though. I can't imagine the traffic in W Ashley though whenever most of that gets built.

Can anyone tell me what the $3000 initial refundable membership charge is for? Would that make me part owner in the golf course?
How restrictive is the HOA? Would I be able to put up a fence in my backyard or maybe a shed?
Do buses come into the community to pick up elementary grade school children?
Actually, anything else you would like to share about Coosaw would be highly appreciated. Especially if someone could compare it to a community like Dunes West which I believe someone in this post refered to as giving it's members a lot of BS.

The $3k makes you an equity member of the member-owned club including the golf course, clubhouse, tennis courts, pool, etc. All residents are required to be members of the club and now are required to be equity members as well. This ensures that the club does not go the way of Kings Grant or Eagle Landing since each resident is an owner of the club and the only owners are members. There are restrictive covenants to protect property values and there is an ARB that reviews fences and outbuildings. Almost all of Coosaw is in Dorchester 2 (best school district in the area) and buses run in the neighborhood like anywhere else. Hi - Iust stumbled upon your post. All the wonderful things you saw and people have mentioned about Coosaw Creek are true. We have lived here for four years with two young children and love it. Our house is right on the golf course, almost half an acre, only 4 years old and we are selling our house $399,900 - a steal in this neighborhood for the quality house and lot we have. But we have to move in May so we aren't just fishing for a buyer. I'd be happy to send you the MLS info if you're interested. And our house is in the Dorchester 2 school district - the absolute best in the area.
