The problem with this is. What are you offering the AGENT who brings you a tenant? Are you going to offer them 20 dollars? My point is, nobody is going to show your house for rent, if you aren't offering anything to the agent who brings you a tenant.

Owner of the home pays. It will be one of the questions asked for MLS. The usual amount is around 10% of first month's rent. So $150 for $1,500 monthly rent...

This is why a lot of agents won't work rentals bc. the commission for placing a tenant is not worth the time. 10% is a very low number, if you want more traffic raise it.

Actually 10% is what 90% of all rentals are offering but if your point is 10% is not very much money than yes I would agree. You'd be amazed how much more attention you'd get by offering an extra $200 bucks. If I were not paying a listing agent I would go as high as half the first month's rent just to make sure I got everyone's attention. The house will still have to sell itself and the rent you want will still have to be in line with the going rate BUT I am sure every agent will notice and get their clients to your home if they can...
