A big chunk of the homeowners fees goes to the management company. Other expenses are for mailing meeting and other notices to the homeowners, newsletter copying, and insurance.
In my neighborhood, they're $90 a year, but we have no pool and only a small common area to maintain at the front entrance.
Fees vary considerably from being high at townhouse/condo developments where the association is responsible for all exterior maintenance to being low at single family developments likie ours with little to maintain.

Now that is uncalled for board of directors activity....hell if I would change out my windows by god.

Hi Lukepoke, yes it is very a very scary feeling and that is why I have decided to move on before it gets even worse there. Just this past Tuesday, the president stopped by to let me know that she felt that I did not have enough plant material on my berm, and I had to tell her that my bern has not had any issues in all of the 8 years that I have been living there. Then she said that I had a leaning tree that needed to cut and after further investigation, it was actually my neighbor's tree that she confused with being on my property. Well, when I thought that issue was over, she then says to me, but you have this dead tree on your property, and I told her if it is dead, then you cut it down, and to refund my association fee that is used for landscaping so that I can hire one that will propertly take care of the shrubs. Unfortunately what has happened is that my board has hired all of these fly by nighters who are destroying the landscaping, and then when this happens they want it to be the responsibility of the homeowner, just doesn't seem quite fair to me, especially when everyone is sharing the same complaint about the landscapers over cutting shrubs and trees. I have tried talking to my neighbors, but of course many of them just don't want to be bothered and don't get involved.
Anyway, I am excited to visit what will possibly be my new home in Charlotte. I know my case is hopefully not the norm, but there's nothng worse than coming home after a long day at work to be bombarded with tons of "In Violation" letters. Just one last thing, you can't speak with any of the board members directly, you must go directly through our property management company who are usually very unresponsive and not helpful.

I'm quite sorry to hear about these trials and tribulations...you don't deserve that on top of paying a mortgage. Our single family homes are maintained by each owner, but I know what you mean about dealing with landscaping contractors. I'm chairman of our common area committee and I'm regularly calling him to "recalibrate" with regard to what he is doing and what we expect.
