Hi Folks,

Trying to get an idea of how much HOA fees are down in the Charlotte Area. Can you folks tell me how much is your HOA Fee, Subdivision, and town? Also, how restrictive are your covenants?

Huntersville, $100/month. Our community has townhomes and single family homes. Pool maintenance, payments for lifeguards, maintenance of club house and all the costs associated with that. Yard maintenance for townhomes and common area maintenance for the whole community. Electricity and water bills for the community (entrance lights, other lights, sprinklers). Reserve fund for any repairs that need to be made on private streets not maintained by the city, entrances, etc. Townhome fees include reserve funds for maintenance of the exterior of the those structures. Yearly seeding of common areas, flowers, shrubs. Small fund for community entertainment and parties.

$400/year in Knightsbridge subdivision, in Fort Mill, SC (just over hte border). All single family homes.

Pool maintenance, lifeguard pay, club house maintenance, landscaping maintenance and electricity in all public areas of the subdivision, and community events and parties.

Covenants are not that strict - just the typical stuff (fences can't be more than 4' tall, no boats in driveway, no buses/RVs in driveway, design review for any structural changes to the FRONT of the house (you can do anything to the back of the house as long as getting the construction materials back there does not affect the houses on either side of you)).

$800/year, included the regular stuff plus we get 3 hours of irrigation included in that amount. That's a good deal considering the price of water around here!! I'm in Moss Creek in Concord.

485 a year, and like Girl poster above ours is pretty much the same, we are in Hunter Oaks in Union County..it covers maitenance and up keep of development ex: mowing the grass in common areas street lights entrances to development, we have 2 pools 1 with a water slide and 1 reg pool 2 small clubhouses you can rent out...

$700/year in Berewick, billed quartely ($175). Covers everything (pool, gym, shared/group insurance policies on common areas etc).

You cannot have fences over 4" and you cannot have split rail fences. Most people are doing the black aluminum or white vinyl fencing.

$400 per year at Sunset Point in Rock Hill. This includes landscaping of common areas, street lights, pool maintenance and operations, pavilion maintenance and beach maintenance. You can take a look at our covenant at mysunsetpoint.com under Board of Directors.

Stonecroft in South Charlotte is $375 quarterly. There are some restrictions like you have to get approval to put a pool, swingset, etc and there are some landscaping provisions. Here's the link:
