My wife and I walked the models at Madison Green and really liked them. The problem is the the area outside of Regent Park. I noticed a new grocery anchored plaza being built at the entrance but other than that it's not very appealing at all off the exit @77.

In fact it looked very run down. I loved the homes and the prices but and having a hard time convincing my wife that they area is going through a revitalization...at least that's what the KB Homes rep told us.

Is that true or was she trying to sell us a house?

Ps. The old Heritage building is barely noticeable from the neighborhood. If I hadn't known it was there I never would have noticed it.

That area is bound to improve. It's too close to Charlotte to stay in it's current condition. Beware buying a home from the onsite sales agent.

I gathered that. The base prices were between 170-210 but she said that with upgrades people were building for 250-350.

Color me dumb but if I'm going to upgrade I'll do it after I build at my speed. I'm not paying builder's costs for hardwood floors, corian counters, a 10x12 screen room...etc.

Did KB offer you any incentive, such as half off on upgrades? I bought a house in that area from KB and they offered us 50% off upgrades and $5,000 credit in closing cost. I would tell them they have a deal if they offer half off on upgrades. I wouldn't buy a house without a great incentive in this market. I am sure they will offer you a deal, since it is their 50th anniversary.

The area is sure to improve. They are building very expensive homes all around. Springfield homes start at 600K and another developement is going in where Crytal Creek used to be. You can't beat the location with good schools for the price. I do wish they would get rid of some of those thrashy buildings though.
P.S. Most of those buildings are left from when video poker was legal.

Gosox05 - you said you bought a KB home in Madison Green and they offered you 50% off upgrades and $5000 toward your closing cost? WOW

We went to go look at the KB homes in Madison Green this past weekend, and love their layouts. The sales lady didnt offer us anything. We asked her what kind of incentives does KB offer to buyers, she said they don't offer anything!! And the lots that were left were right near the big pond in the back (scary), and near the railroad tracks and the sight of the big tower. and the premium for those lots were close to 10K.

My husband think there are great potential at Regent park and dont mind the railroad tracks and the tower. since he loves the KB homes. But I dont think it might be worth it. What do you guys think?

I live in Regent Park and would not wish on an enemy. I have been there 3 years and nothing but headaches have come up.

KB has been a problem child in that area as well.

Consider Baxter Village or the Ballantyne area.
