Trying to stay under $100,000 in Charlotte is going to put you in less desirable areas for sure, so you've got your work cut out for you.

In general, look to live on the outer more eastern edge of the zip code - places like Back Creek Forest, and just outside the zip code Bradfield Farms.

Consider getting a realtor who works that area extensively to help you find your best options

There are a ton of foreclosures in Faires Farms which is the 28213 zip code, very close to where you might be looking. Our neighbourhood is coming out of a bad patch where we had some trouble and many would have called it "undesirable". However, it is improving with every good resident that moves in, getting a great deal on many of the foreclosed homes. Contrary to what you would think, the houses are not being bought up by investors looking to rent them, either; they are owner occupied. So, this is a viable solution. Many, many homes for under $100k. Check it out!

Loves, I'm looking at a house in BCF right now, but it backs up RIGHT to the interstate. It's literally the closest house to the interstate, as far as I can tell. I'm not in the area yet, so - what are my potential pitfalls, there?

Only the road noise from I485

Seriously, Back Creek Forest home values have gone down for sure from pre-recession days, but not as badly as some neighborhoods. There's even one homeowner sticking to his guns and asking what he paid for the home in 2001, $185,000! I wish him luck, but in reality, he'll probably have to take between $150 and $160 to sell his home.

If you study the Charlotte Observer's foreclosure map, you'll see you are looking in an area of the city with many many foreclosures.

| CharlotteObserver.com & The Charlotte Observer Newspaper

But BCF is not even close to being the worst, and it is surrounded by some more stable neighborhoods, which works in its favor.

As long as you don't mind the highway noise you could do a whole lot worse than buying in BCF

I'm not sure if I'll mind the highway noise or not, lol. I'm from a farm in SE Georgia . Guess I'll have to go by day and night and see.. but at least I know now that it's worth seeing.

I know this is and old post i'm commenting on but for anyone that is new and are trying to purchase a home, there is a new subdivision now there called seven oaks in the area of the zip code 28215. I am having a house built and will be contracting in dec 2016, but nice neighborhood. One of the campuses of Central peidmont college( Cato campus) is 5 minutes away. Your not going to find anything 100,000 though in that subdivision. If you are are looking for any prices like that, becareful of the neighborhood.
