Say hello to Charlotte's upcoming highrise:

Quote:
Childress Klein Properies is planning to start construction next year on a 393-unit apartment tower over the Mint Museum in uptown Charlotte that will rise 31 stories above the existing arts facility.
The high-rise development would total 42 stories, including the museum building, and it would add a long-planned residential component to the Levine Center for the Arts cultural campus that Wachovia Corp. originally planned when it spearheaded the South Tryon project.

While I do love the high rise apartments, I wonder if we are approaching over saturation. I do like the design and the fact that it is right on top of the Mint Museum.

Is there really that much demand for ALL of these apartments? Shouldn't we be focusing on getting retail Uptown?

Just saw an article on the 4 first union tower from a while ago . Do y'all think with all that's going on that it might get revived?

This won't have much of an impact on retail in this side of Uptown. The base already has retail, and that was built along side with the Duke Energy Center. You can say that the developers are "finishing" the rest of the building.

Probably not. Since First Union was absorbed by Wachovia, and in turn they were absorbed by Wells Fargo, I don't see this happening. They already have a couple of buildings in Uptown at the moment, plus this block will be occupied by the 300 S Tryon building. The building did have a pretty ambitious design. I believe it would have been one of the tallest buildings built on the East Coast.

I agree about 4 First Union Tower in that it will not happen. I doubt the banks will build anymore large skyscrapers in Uptown. I wish a developer would come along for a massive mixed use office tower though that stretches 60+ stories. Ideally, the first few floors should be retail (including grocery store), next 20 levels a hotel, office for the next 40 levels then condos on the top floors. IMO that is what the next skyscraper needs to be in Charlotte.

It does not appear so. Look at it this way; Childress Kline just finished building Element Uptown. They have way more insight regarding vacancy rates and projections than we do. That said, they are willing to immediately start construction on this Mint project, NEXT DOOR, that will compete directly with Element. If that doesn't indicate health in the market, I don't know what does.

I definitely agree with you and I'm sure their insight is much better than mine. But sometimes their projections are off. That being said I hope that they are correct and that there is enough demand because it would be devastating if they are wrong.

The film studio proposal is dead. The developer could not show ways of how he would have funded this project, and the NC film incentives have expired. He did say he was interested in building the studio in SC.

As for Eastland, there is a study happening now to help determine the best use of the site. The report should be available sometime early next year.
