I'm doing a research project on behalf of our HOA, I'm interested in knowing what your annual HOA fee is IF your SINGLE FAMILY home community is in UNION or Mecklenburg Counties NC and has is similar to ours in Union County.
Ours is comprised of 211 single family homes. We have an olympic sized pool, clubhouse with restrooms and full kitchen. We have 2 tennis courts, a quarter mile walking trail and outside basketball court and kids play area. NOT included in our HOA fee is Cable TV and internet and trash collection and lawn care. Our HOA annual fee is $1K.
So tell me what you annual fee is, what County your reside and what amenities are included. If you wish to tell me the name of your community and /or the town it is in it would be helpful.

In Union County here….we have a clubhouse with a full kitchen, a jr size olympic pool….hoa fees are $500 yr
about 300 houses

Are your roads private and supposed to be maintained by the HOA? That makes a big difference. Paving or resealing the asphalt could be a huge expense.
HOA fee's are usually determined by an annual budget and not by what everyone is willing to pay. If your budget calls for reserves above and beyond expenses and the HOA is responsible for alot of maintenance items, then the fee's are going to be higher.

Suncc49--Our roads will be maintained by the town since the original community plan was filed 2005 or so.

Our neighborhood dues $850.
Union County
Large clubhouse, workout center, kitchen, 2nd largest pool in UC (Monroe Athletic largest) with water slide, lazy river, 3 tennis courts, full basketball courts, bike trails. Approx 530 homes, landscaped common areas.

Your HOA needs to commission a reserve study asap and see exactly where you stand. If those are all the items that the community is maintaining the dues sound high and you might have some room for savings.
Is your HOA self managed where the board makes alot of the day to day decisions? That can save an HOA over $1,000 per month in fee's from a management company. Our HOA used a manager but we ended up having to make most of the decisions anyways so why pay someone else.
A good starting resource is HOA-USA, which is actually owned by a guy in NC.

You don't mention how much common area that you have. What's your annual landscaping bill? How much is it to maintain the olympic sized pool, keep the clubhouse restrooms and kitchen clean? All of those things cost.
Do you bid out your contracts on a regular basis? That's one area where management companies come in handy. They can solicit and manage bids for you without you or your neigbors having to spend time doing it.
