Look for chain linked fences. That'll be a big clue that there's no HOA.

Construction to Perm financing on a custom home or a modular. There are plenty of places where you can buy a 1 or .5 acre plot and build to your own specs.

I prefer HOA's you can build your own pool and have trampolines you just need to ask the sales agent at the neighborhood you are moving to.

Gonna be tough for that size home and price range. If you can go up $50-$100K check out Magnolia Estates in Cornelius.

Don't believe a word that the sales agent says. Get a copy of the covenants and restrictions for the neighborhood and read them yourself. The sales agent would tell you that you could build a six story water slide in your backyard if it means selling a house. After he leaves, who are you going to complain to?
