If you had to pick a city in the Charlotte area (within 45 minutes) that had a small but thriving downtown, decent schools and historic homes, which town would you pick and why? Mooresville, Clover, Kannapolis are currently on the radar. No concern with commuting to Charlotte for work.

I don't mean for this to be incendiary, but your list tells me that you're sourcing your list from promotional garbage (e.g. visitor guides, "articles," etc).
Belmont is a lovely town, that was once largely working class, but money is being pumped into the town. Belmont is a lovely town, that's changing course.
Davidson is also a lovely town, surrounded by money.
If you're looking for a somewhat sleepy, but lovely, small town, that's working/middle class, Kings Mountain is lovely.
Clover is a lovely town, but I wouldn't call it's downtown "thriving," and it's largely insular.
Davidson is out of the price range, if we wanted to live walking distance to downtown and we do. Belmont hasn't been much luck either but I do like it. Seems like Belmont is starting to get too pricey too. Trying to stay under 300k for 3bd, 2bath, 1700+sqft.
We like Mooresville, but wanted to open our search some. You are right that I've only seen info online about Clover and Kannapolis. I've been to Mooresville, Belmont, Davidson, Cornelius, and Huntersville.
Davidson, Belmont are really the two that come to mind. I like downtown Concord, Union street also. Beautiful older homes. But the schools aren’t great.

If Belmont and Davidson are out of the budget, Mooresville might be your best bet for schools and proximity to Charlotte. Maybe Matthews but there aren’t many homes within walking distance of the downtown IMO.
For more “outside the box” possibilities, maybe Kings Mountain as mentioned above, Cherryville, Mt. Holly or York SC although I haven’t spent a ton of time in their downtowns.

We moved to Kensington Village in Mooresville last year after living in Charlotte and Concord for many years. We're loving the town. This area in particular is one mile from downtown, and 25 minutes to Concord Mills via back roads. The schools are topnotch here and we enjoy the small town vibe. Price range here in this development and neighboring developments is $225k up to $350k. Kensington is the newest but Harris Village is established and has a great community. If you need a buyer's agent I've got a couple in mind that are great.

What grades of school are you concerned with? What type of town amenities do you want?
2 of the 3 elementary schools in the city limits of Kings Mountain have received the federal blue ribbon designation within the last decade.
Downtown isn't booming, but the city belongs to the federal main street program and it's improving consistently. It's between Gastonia and Shelby, which both have more shopping. There is a very nice library and you can get a free card for the public library in Gastonia, as the city is in Gaston and Cleveland counties. (Stay on the Cleveland County side for schools.)
I have 2 kids. One will be starting preschool next year, so I'm concerned with all grade levels. I know it's hard to predict a schools quality 15yrs down the road, so elementary would be the immediate concern.
As far as town amenities... City pool, within 20 minutes of a boating lake, nature trails would be nice, a historic district, walkable downtown with some restaurants, maybe some big box stores within 15 minutes.
