I am looking for a site to help me get per-square-footage cost for remodeling on an existing home in South Park area of Charlotte NC. I don't need a quote ... I just need some estimates on per-square-foot cost for things like:

1) Kitchen
2) Room addition (1 and 2 story)
3) Garage/additional building
4) Remodel of exisitng room (i.e. finish work, cabinetry, etc)

Thanks ... surprised I can't get this. I am trying to prioritze projects based on both cost of project and value received, but I am having trouble getting the cost section.

You are talking major money here. The best way for you to get this info is to actually make a few appointments with some different contractors for some quotes. There is no "set" price as there are too many variables. Though I can say I know a regular two car garage will be around $25,000 and a kitchen can be done for as cheap as $3000, but depending a how extensive a remodel you could be looking at over $15,000.

A few years ago a one story room addition, by a well recognized firm in town, was around $200 per.
Obviously it all depends on materials used and how much true custom work is needed.

You're looking at $50-$100k if you hire a contractor to re-do your kitchen for you in that area of town. I don't know how in H*ll they manage to get the price up to that, but they always seem to manage. The $50k is optimistic, if you ask them they'll immediately give you the $100k number.

As for room additions and such, I wouldn't expect to spend less than $200/sqft if you're on top of everything, and more like $300/sqft on up if you're not.

A good place to start is to get an estimate from a contractor, then double it.

Lol. Seriously though. I've done a lot of remodeling and it almost always winds up costing more then one originally plans on. As far as kitchens go, there are just too many variables. Countertops: formica, solid surface, granite, etc. Cabinets: paint existing cabinets, install new ones .... what about the cabinet hardware? I could go on and on and on.

If you want high-end appliances, tile floors, new cabinets, etc, you could easily spend $80,000++.

For that amount of work, you should hire an architect to plan it all so nothing gets re-done or was unnecessary. I did a major remodel and the architect was a life-saver. He knew what things would cost, he planned it in 3 phases as I got the money, and he checked all bills before I paid them. I think his fee was around $2500, but don't know charges in NC. He was worth every penny!

I can tell you that it all depends on the details. You don't buy a car by the pound and you can't price a house by the square ft. especially when it comes to remodeling. Various costs such as preferences in cabinets, lighting, flooring, custom paints etc can add tens of thousands to a project. send me a private message and I can provide more detail. I just finished a remodel in the south park area right behind the sharon towers. it was a job where I finished another persons mess.
