I want to add a heated /air conditioned sunroom off our den. Anyone used any good contractors for room additions. I contacted one of the big guys and the quote was insane just to add a 12X10 room.

I don't know if she'll be any better pricewise but we've been very pleased with Michele Griffin-Roberts at M&M Home Improvements . Her cell phone is 704-201-6912. She has recently renovated two bathrooms for us and done a beautiful job. She's very personable and easy to work with.

As far as prices go, we were stunned when we learned (not from her) how much it would cost toad a sunroom to our house. We gave up on the idea.

Well to add at 12X10 room might not seem like much but consider all that has to be done ! Exterior (brick, siding) Foundation, building permits etc paper work, the roof if joining it to an existing room, what was the estimate by the way? Profit is a must these days ! Becareful hiring someone to do the work !! Get a very professional company that you can hold liable if something were to go wrong ! Make sure they have insurance too ! GOODLUCK on the add on !

The estimate we got was $25k and we have vinyl siding on the house. We didn't want to go over $15k.

When I talked about a sunroom - somewhat bigger than yours - it would have attached to the family room with french doors and one wall of Hardyboard siding - it was over $25K. My friend at Rehobeth in Delaware paid $20K for a great sunroom. I thought I could do better in Charotte, but I was wrong.

You are right, Linkin, I was amazed at everything that went into our bathrooms. Every little thing costs materials and labor.

My parents have a screened-in porch off the back of their house; it already has a floor and a roof, etc. They want to enclose it with glass windows to keep all the pollen from getting in. The quote they got back was $23K. Just to enclose the room in windows! No foundation, roof, floor, or anything else -- just the window frames and glass. Ridiculous.

Try Harp Renovations Inc. Very reasonable prices and great service. They are certified by NARI and have a great track record.

You could also try Diamond Builders Inc. I hear great things about them also. They do a cost feasibility plan as part of their service.

And A Dependable Home repair is another one I hear good things about.
