Hi all,

Sorry if this has already been asked/done but the forums are a bit hard to search.

Anyway, anyone have any experience working with or living in a Gold Medallion home? We are thinking of the Riverwalk area in Concord, any info is appreciated.

I visited their models a while ago. I wasn't that impressed. Plus a lot of their lots were on hills. I didn't think it was that great but that is my opinion

I am not sure if "Medallion" and "Golden Medallion" are the same but I do know someone going to court against "Medallion" over earnest money. The house would not appraise for the price they builder wanted so they coulnd't be financed. The builder wouldn't budge in price(even though it wouldn't appraise) and now is trying to keep the earnest money. Just bad business all the way around. Like I said though they may not be the same builder I would look into it!

Default not so good

well I ecently visited one of their homes and it was nice. However, I was unable to get straight answers from the person showing the house. I was told to leave a 1500 earnest buyers fee. I asked if the money was refundable and I was told as long as I don't back out. also wanted to know what the tax value was on the house and I was told the house was new. The house is 5 months old. When does a house get a value and how would I know if I was paying more than the property is worth

Your realtor should be able to help you by running comps in that neighborhood and surrounding areas. That will give you a good picture of what the house is worth at this point in time.

I can tell you a couple of things about Gold Medallion. I supply construction materials for them and they pay their bills on time. This may sound trivial but in this day and time many builders end up with leins on homes. They appear to be very financially responsible. The second thing is that "Medallion" and "Gold Medallion" are two seperate companies and are not affiliated with each other.

They also supposedly have ties to a granite and tile company and are able to put those items in their homes very cheaply compared to others.

I noticed that they are weathering the storm pretty well and still holding inventory and selling.
