No, no, no....we are in a community of 37 homes when completed and we are being excessively charged by our Property Mgt. I researched my Declaration Of Covenants and it is clearly spelled out that we were not to exceed $500 per lot for HOA Fees. Theyre trying to hit us up for $850! In addition to that we paid a $500 Capital Cost Contribution towards these fees and I still dont know where that went.

Anyhoo, my builder finally realizes that theres something rotten in Denmark here and a meeting is being scheduled btw we the homeowners, and property mgt. Should be interesting!

yes you do. but you pay for it, like, $15, if it is Hawthorne Management, and download from their web-site. I'm not sure about the others.

OK ready for this one....Our common area in front of our Development where our entrance wall is has maybe an acre or less of grass. Well the sprinklers ran today for almost 8 hours straight. I wasnt the only one to notice. No wonder our water bill is $600.00 per month. 8 Hours straight! Can u imagine. Thats just plain incompetence on our Mgt. Company. Like to know how theyre gonna justify that?

I would be talking to the Lawn Service guys. I beleive they set that up.

I agree that the lawn service guys at one time originally set up the timers. My problem is that when excessively large bills start pouring in to the Mgt Company Office, they apparently just pay them and take it out on the Homeowner. They cannot be allowed to do this. There has to be some checks and balance in place.

Who is on your HOA? Is it the builder still or the homeowners? Your property management company takes the orders from these guys.

Default Covenants, C(Brain fart on middle c stands for!), Restrictions

In our CCR's it states that the HOA fee can only go up 10% a year, unless a vote is taken and passed by 2/3. Get to know your CCR's!!!

We have a financial committee that oversees the budget of the community and is a check/balance device with the management company. Additionally, we also had sprinklers that operated during the rain, so when installed rain sensors on the control units to limit usage to dry periods. That really helped to save money. Chances are your developer installed the sprinklers without rain sensors, because it is cheaper.
