I posted this on the VA general forum but will post here as well.

We have been looking for a farm in Virginia for awhile now and have found one online near Palmyra that interests us. (We are in Texas.) Problem is - we haven't been to Fluvanna County - ever. I went to JMU for undergrad and remember the Charlottesville area, but that is it. We have been looking further south (Farmville area) and have visited that area twice.

Basically we are looking for a nice place to raise the boys in a country setting. Being close to a large town/city though is important for the cultural activities, shopping, doctors, restaurants, etc. We want a small "farm" - really a homestead of sorts - chickens, apples, a big garden, etc. We are quiet, nice, normal people.

Before we hop on a plane to come visit, I would love more information and thoughts on the area.

Oh - we plan to homeschool so not too worried about the schools.

Any and all information would be appreciated!

Palmyra is 30-45 minutes from Charlottesville, so that's probably the closest large town. For more shopping/cultural activities, you could drive to Richmond, which is around an hour to the east. There are a couple big box stores (WalMart, Lowes) at Zion Crossroads, but I'm not sure about other shopping -- although there's probably some near Lake Monticello.

I think Fluvanna County is a nice area. You would be relatively close to some major metropolitan areas. The Zion Crossroads area provides some closer shopping without having to venture into Charlottesville or Richmond. There is a Lowes and a Walmart.

Lake Monticello is the largest subdivision in Fluvanna County (if it's not I'm sure another poster will correct me ). It is my understanding that there are many retirees who live in Lake Monticello.

Though you are not looking to live in Lake Monticello, you may want to check out its website just to get a feel for this subdivision since it is an important part of the county.

Lake Monticello Owners' Association (LMOA)

Virginia has lots of home schoolers.

Palmyra proper isn't much more than a bump in the road (Palmyra, Virginia, population 104 ), although it looks like Lake Monticello is considered part of Palmyra as well (Palmyra FB page).

Fluvanna County is mostly rural, I believe, so no matter where you live you'll need to travel a bit to get to shopping, etc.

The traveling to shop is true. One of the complaints of some of the Fluvanna citizens concerns the development in Zion Crossroads. Some of the water needed for this development will come from the James River via pipe that comes through Fluvanna County. Some county residents believe that the Fluvanna supervisors are not promoting commercial development in the Fluvanna portion of the Zion Xroads area and thus loosing the tax revenue that would be generated from such development.

Thus far most of the development has occurred on the Louisa County side of the line. The Lowes, Walmart, the Best Western, IHOP, the small strip shopping center and the fast food joints are in Louisa. It is my understanding that a Sheetz will be built in Louisa too.

It is a lot easier to drive to Zion Xroads than to traverse up rt. 29 in Charlottesville to get to many of the stores in C-Ville.

Palmyra proper is a quaint little county seat. You can walk it in a short time. Fluvanna Co. is also home to Fork Union Military Academy.

Have you gone on the website for the county and the Fluvanna County Chamber of Commerce?

Lake Monticello is not just a place with retirees. It used to be primarily retirees but that has changed a lot over the years. The majority is young families, then retirees, then singles. It still has a large thriving retiree community but it can no longer claim to be largest group at the lake. Thanks!
