Hi Everyone:

I am looking forward to relocating to Chicago in early Spring of 2012, but can really use some advice about Chicago suburbs. Looking for real estate in small community with neighborhood feel, low property taxes, and close to shopping and public transportation (for commuting into City).

Any advice would be greatly appreciated as I know very little about Chicago.

You need to be a bit more specific lots of places meet that critria. Things like Budget, need for public transit elsewhere(other than downtown), schools are what drive your choices. Also do you need to be somewhere other than downtown chicago(i.e. elsewhere in the city or burbs for work/school/ect...)?

Low taxes? Maybe you should move to rural mississippi or someplace that
would have low taxes , you wont get any services but you will have low taxes

I'm afraid you can forget about low property taxes. For a small community type feel you need to go to the outskirts of the Chicago area. Anything East of Rt 47, or in Cook county is heavily developed and nearly continuously urban.

If you live in a suburb, by definition, your property taxes will be high in the Chicago area. Most suburbs have very little to tax other than homeowners. Of course it's a stupid development strategy, but that's the way it is.

Default Details would be helpful...

Many towns with high property values have taxes, that as a percentage of market value, are less than 2%. Of course if the "starter" homes in such an area are in excess of $400k that $8k annual bill will still sting...

Similarly there are many nicer suburbs that may have populations of over 50,000 people that still have very "small town" quality of life issues such as walkable neighborhoods, lovely parks, interesting shops & resturants.

OTOH if you want a "farm town" experience that is still available on the fringes of the area, though a ride on commuter trains might take nearly two hours instead of something more like 25 minutes...

Budget? Work location? Age? Family situation?
