Hi there,

we're considering a home at springdale subdiv in western springs, was wondering if there are any residents in the area / surrounding that can provide us with their experience living in the area. also i know the elem school system is slightly different that the other western springs where most of ws go to dist 101 and springdale and some other newer subdivisions go to dist 106

i'm also particularly interested whether the subdivision has any problem with sewer, flood, etc

any insight is greatly appreciated.

No issues with flooding od sewers, if course if there is a particular home that does not have proper sump pumps / backups / backflow preventers on the sewer lines due to some whacky DIyer trying ti save money...

My uncle has lived there for 40 years. Lots of the older homes have been updated. Proximity to St John of the Cross is big plus although mix of families sending kids to public schools is very even.

Years and years ago Springdale had a kind of "premier" glow , and the money from the whole south end of Western Springs enriched the local institutions and the evidence of that is the nice facilities that are still there -- Highlands distict really got upgraded.

Recently the expansion of the southern fires station was completed.

The whole dream of turning the old golf / county club into a major residential project is still limping along, but the down turn has not helped either the town homes or the detached stuff, and frankly the builder has a mindset that might have been fine during the boom times in NW burbs, but folks that are still capable of spending money these days tend to be the types that go for real value and not the showy stuff...

Depending on the size / condition of the home you are considering I would certainly web cross-shopping both the higher priced areas to the west as well as the more affordable sections to the southeast, but the specific combination of being so close to LT, having the convenience of Garden Market, access to Metra and the parks is a great set of features.
