Hello all, I'm new to this forum but think this is a really cool site and hope it will help me. My SO and I are on a house hunt and were recently looking at Matteson.

I've searched the forums for information on Matteson and the feedback given here seems generally positive, as is on Moderator cut: link removed, linking to competitor sites is not allowed. My concern, however, is that many of these single family homes and townhomes are selling for what seems to be far under market value for surrounding neighborhoods, in addition to the fact that there seems to be a lot of homes for sale compared to surrounding areas. The reason I find the selling prices concerning is that while the purchase price would be very cheap, I'm afraid that selling the property later on may be difficult and we may find little gain down the road.

My parents are also looking in the area surrounding University Park and ended up liking Monee but felt so-so about Matteson because they heard the schools do not have the best reputation and therefore it may be more difficult to sell the property down the road (obv areas with high quality schools tend to see higher resale values than those that do not).

Can anyone provide further insight into the area? Again, I'm really mainly concerned about resale value.

Matteson is generally a nice area and as you describe probably in a good location for you. There are a decent amount of low priced foreclosures in matteson. But nothing out of the ordinary as most other areas also have a fair amount of low priced foreclosed homes. I say go for it. But also look around. You really can't lose if you are buying something that is affordable for you. And appropriate for your situation long term.

Monee schools don't have the best reputation either. I went to Matteson schools growing up and currently live in Monee. Allen gave a good response but if you have any more questions, let me know.
