I have noticed many of the Northbrook listings tend to have HOA fees, while I am not noticing the same in neighboring Glenview (we are looking up to 550k). Any insight on why this is the case and what these neighborhoods are like? I'm not talking about nominal fees, but more in line with what we pay for our townhouse.

The simple answer is HOAs were 'the thing' when subdivisions were being developed in Northbrook and the neighborhoods in Glenview fall into the "platted out before HOAs" or "developed after the luster of HOAs was all gone"...

In the broad Chicago region HOAs are far less common than in areas that were developed during their heyday like Dallas or Atlanta. Personally if the fees are low and there are no expensive / foolish things like elaborate "swim clubs" to support I mostly don't mind HOA. Some do get into the ugly "neighborhood ugly patrol / nasty letter" game...
