Does anyone know if it's possible to petition the zoning board to change the zoning of a parcel to agricultural land? I'm curious about DuPage and Kane counties, but any information regarding Cook and Will would also be appreciated.

Specifically, there's 10 acres in unincorporated Warrenville for sale, but it's zoned single-family; I'm interested in starting a small farm, which isn't allowable under that zoning designation.

First step would be a conversation with your financial advisor, 10 acres in Warrenville is likely to be heart stoppingly expensive. Figure deep into seven figure territory...

Second step would a real serious on-the-record with the local official as to their ability to forego millions in property tax revenue that would come from residential development vs the tiny sums for agricultural land. If it is not part incorporated Warrenville than the reasoning would fall to the County Board. They have a land use sub-committee, professional staff would have to OK the change, then the committe, then the full board. Very time consuming and lots of reasons to doubt this will be popular...

If you can afford it and the village trustees or DuPage Co. Board OKs the land use you'd still have a formal hearing and the neighbors might raise objections to the smells / sounds of a true working farm right next to their suburban homes.

Good luck!

Probably possible. But since it would greatly reduce the value of the land, not common.

You can get anything zoned to anything if you got enough cash to hand around town.

Since most towns have appointed not elected zoning / planning committees cash is not very effective to motivate changes that would likely not have broad support...
