Me again: A simpler question, what is the thought of the area of primrose and maple ave in Lisle?

Not bad. There is good Metra service close by at Belmont Ave in Downwrs Grove as well as Lisle itself. A nice park further south along Kingston. Some older apartments along Maple but mostly retirees -- nothing too rowdy.

Values in Lisle are not as high as Downers Grove primarily due to school performance and less than terrific options in its downtown core.

Things are improving slowly, but depending on specific price point / time horizon it is hard to say what makes most sense...

would you say 259k for a 2000sqft spilt level out of line?

Default Seems like a fair price, but condition AND YOUR LONG TERM needs are key...

In that part of Lisle there are some split levels that are all but impossible to expand / reconfigure -- if you are happy with the layout and do not anticipate ever wanting / needing more room or perhaps a different configuration that may not be a factor. If the place is "move in ready" and you really cannot hope for any "accelerated appreciation through simple updates" that is also something that I personally tend to recommend against but not everyone wants to put in the money/sweat to spruce up a place.

In your price range if you can narrow your choices down to maybe a total of 6-9 homes in Westmont / Downers Grove / Lisle the "winner" is likely to be different for someone that wants a "move in ready" place vs somebody who has the ability to put some TLC into a place over a longer period of time...
