I need some advice. I'm under contract on a home which has popcorn ceilings in every room. We figured we would just do the work to remove them ourselves. After doing some research we found out that it is highly likely that they contain asbestos. The house was built in 1978. Our inspection is scheduled for Thursday and we can have him take a sample to send to a lab assuming the seller will let us take the sample. If it comes back positive would we be crazy for buying this house? It will cost thousands of dollars to have it professionally removed. We could leave it in tact but then we can't do recessed lighting or add ceiling fans , etc. If we don't remove it, then we will have to disclose it when we sell. Am I being overly cautious?

What makes you think odds are highly likely it contains asbestos? Sites on the Internet created by folks that make a living charging outrageous prices to remove this?

Even if there is material in the ceiling coating that could become friable asbestos why don't you first step back and find out just how serious a problem that might me. Fact is the procedure for removing such a product is to get it wet which prevents any "friable particles" from becoming air borne.

Something like 89% of cases of lung disease related to asbestos were in industrial workers that smoked all day and had could if this stuff around them in a mine or factory. There is no reason to thing this product makes your house into some kind of toxic waste dump. Wet the stuff down, spread some plastic and scrape it off. Done in a day. If the ceilings need to be re-taped & mudded that is cheap and easy for any dry wall finisher to do.

Really this is, even worst case, a pretty straightforward fix.
