At one point some twenty years ago Kenilworth was considering annexing a part of unincorporatd Winnetka, specifically Indian Hill and the homes on its grounds. If that had happened K/W would have streached to Hibbard and the net income and home value would have significantly increased.

sounds reasonable. I guess what I was really trying to say is that the example of most NS towns is that when they get larger, they get more diverse in income and, to a degree, when they stretch westward (notably Highland Park and Wilmette) those western portions often are less of a fit of the expected NS model and tend to be less expensive. I don't find that true to any large degree for either Winnetka or Glencoe. Suffice it say my real intent on Kenilworth was identify it having all its component parts within the heart and soul portion of the NS (lakeside) more than any other NS community and that any town whose western most part is still a stone's throw away from the lake keeps its value througout.
