We own a house in Naperville (near White Eagle) and we have lived there for 2 years. We are planning on moving to Florida (where we are originally from) but now need to figure out the market here before we sell.

Is it easy to sell in Naperville? How fast can a house sell? The market has been improving from what we can see but there are houses in our neighborhood that have been listed for sale for months now!

Please if you have any information or advice share, we plan on contacting a realtor but haven't found one yet so feel free to suggest one if you know a really good one!

If a house isn't selling, it's overpriced. Plain and simple. Check also to see what houses have sold, and I'm sure there are many that did sell within a very short time that were priced right.

It's all about location. White Eagle is not selling as fast as the neighborhoods north of 75th, closer to downtown. Many of those homes are selling at or over list with multiple offers as soon as they hit the market. However if you ate priced at or slight below market it should still sell fast.

Closed sales during the last 3 months in White Eagle had average market time of slightly more than 3 months. Current listings are closer to 200 days (~6.5 months) for all active listings and 169 days (~5.5 months) for those properties under contract. Those properties under contract likely were listed during the summer market which was a more active market. The 200 days, and longer, is more likely to be what most sellers will experience as we enter the slowest time of the year.

if your priced wells hould be an easy sale. prices really are all over the place though. i know of one person in napervill who just sold for almost 600k, their neighbor with the same model just one car garage less sold for like 480k

You consider marketing time in excess of 6.5 months to be an 'easy sell'? Sure, you can always underprice your house, but the overall market in WH is such that marketing times are not favorable for sellers in this market right now- even if priced right.

There are a lot of things to be considered, and many reasons why a home will or won't sell. Location is a prominent factor. If it backs or fronts to busy 59. that is definitely a deterrent for many people. The condition of the home is another factor. Some homes in White Eagle are very dated. The fact that you just moved into yours two years ago, leads me to believe it was in good enough shape to be purchased, so hopefully is not as dated as some others. The exterior is another factor. Some exterior materials sell better than others.

Prepare your home to come to market. Make it standout above all the others out there, and price it to sell. Overpricing only hurts you in the long run.

Based on my personal experience, I see the market having slowed down significantly since the end of August. If you can wait until Feb, you can probably command a higher dollar amount. The flip side is that if you list now, you'll be competing against a smaller pool of sellers as many take their homes off the market over the holidays, simply because they don't want to deal with showings.
