Hi, Im wondering if Aurora IL, is a Good place to relocate, Homes, look to be reasonable priced with low property taxes as opposed to homes, in Naperville or nearby surburbs,

would anyone know is this area is safe, and if homes, are prices less then 100,000, like 50,000 to 70,00 are those neighorhoods to be careful of ? Thankyou

Meh, unless your in Indian Prarie school district 204, then absolutely not. The rest is pretty horrible

You can find good areas in aurora. The key is to avoid west aurora school district and east aurora school district.

You can move to the far north side of aurora(Batavia township) and kids would go to Batavia schools. Far northeast side they would go to matea high school or Far East side of aurora is decent.

The really only "good" part of Aurora is the east side in the 204 school district. You will not find single family homes under 100k unless you are talking about 900 sq ft homes. There are okay areas of Aurora but schools are still fairly terrible. If school isn't important then you have more options but if schools are important then 100k may not cut it It would of been okay 2 years ago but you won't find it now. Some condos are available that have really low tax and under 100k but single family homes can be difficult. Try oswego, montgomery. You may find small single family homes around 100k or so . 50-70k isn't realistic for the good areas.

Not true, West Aurora actually has a pretty good school district and homes are nice. Many parts of West Aurora are more like Montgomery and Oswego and Batavia than they are like the oh so scary Aurora.

I wouldn't encourage people to avoid West Aurora school district. East Aurora yes avoid but West Aurora actually is a pretty decent school district. Given the choice between Naperville Central or West Aurora I'd obviously choose central but West Aurora isn't bad at all.

Many people will say avoid East Aurora which is true, East Aurora high school is bad and many parts of East Aurora are bad however the eastern part of Aurora is also one of the best parts in Certain areas. I would say if you stay East of Eola anywhere from like Wolf Road al the way down to like I88 is in district 204 school district which is a great district, its super close to and very much like Naperville, in most parts you probably wouldn't even know you were in Aurora and not Naperville. Your essentially gettinng all Naperville has to offer while not paying the high home prices. As for taxes I dont know the tax rates but I do know Aurora taxes are not cheap. I have a TH less than 1200sq feet, obviously sharing the land not very expensive and I pay almost 4k a year in property taxes. Obviously Illinois and Chicagoland are high, I have a friend with a mansion on the beach in SC and he pays about the same as me, they obviously have low taxes nad terrible scool districts so thats why but Aurora taxes are not cheap. If you want to find something under 100k you definately are going to have to shop around and find a steal but it can be found. I'd stay clear or short sales but don't be scared to go after a foreclosure if the bank has agreed to a price they move pretty quickly and smoothly.

Unless you are considering condos and townhouses there is nearly nothing safe / in good condition at $50-70k anywhere near Aurora and even the attached / multi-unit housing below about $120k is often not really a wise option...

Gangs, drugs, and the occasional weapon being brought to school at good old west aurora. Not to mention the brawls at lunch. Lol

I just did some research on West Aurora HS, and it's pretty bad. A quarter of the students never graduate, 56% are low income (that itself doesn't mean anything, but it's an indicator of other problems) and the test scores are significantly below state averages, which is pretty terrible. Maybe this forum just has high expectations, but I would move into a 1bedroom apartment in Naperville before I sent my daughter to Aurora West High School based on what I've seen from their State Report Card.
