Hi
looking for some advice. We are currently ready to close soon on a 19 year house in naperville. Currently under attorney negotiations. The a/c and furnace are original. We asked the sellers to inspect the system and they denied. I also offered to pay for tune up and inspection and if faults are found they repair. They denied that as well. Are we being to pushy? all i want to make sure my family does not suffer in the dead of winter.

Should we push more? Are home warranties worth it? Any other suggestions.

They claim its working fine. home inspection revealed some white powdery stuff but it could be condensation.

Appreciate your help.

Depends on the market. If it's a hot market, and homes do sell well in Naperville, then, they can deny your requests. They don't have to agree to anything. Likewise, you don't have to agree to closing on the home.

I heard a case where a home warranty covered the cost of a busted furnace, and we got a home warranty with the house we just bought. The furnace and AC are really old, so my husband is hoping it breaks so we can get a new one via the warranty. I don't think it would be fixable. It depends on the quality of your furnace and if it can be fixed, it will be before it's replaced. Our seller gave us a warranty and a $7K credit for repairs. We also got a substantial discount on the house, as it needs a lot of work. We bought in Northbrook, and homes sell well there, but I'm not sure how it compares to Naperville.

The house you bought is a lot newer than ours (50 years old), so it's probably not going to have as many defects = $$$$.

It's really not the job of the sellers to look into that kind of stuff, your home inspector should know how to fully inspect the furnace.
