....very affordable for a younger couple, racially diverse, (the wife is tri-racial AA white and Asian, husband white) College educated. Love mid century modern architecture.

One two year old. Wife pregnant. Want decent schools but they don't have to be amazing. Most likely they will be out of there by junior HS.

He is a Nurse practitioner she is an interior decorator. Both former military. Politically moderate.

Not snobbish, but they want a safe area. Affordable to them in under 150. They do not care about recent updates or granite counter tops. In fact, they don't want them.

If by "under 150" you mean purchasing a single family detached home at less than $150K it will be VERY HARD to find this in any town that has quality schools and a reasonable commute to any decent employment. You might try be forced to consider areas like Elgin, Joliet or Waukegan -- these are generally considered significantly less desirable than surrounding areas, and even then you'd be looking at some very basic homes...

Mid Century Modern - built in the 50s or 60s and not updated.

This is my nephew and his wife. I'm a lot older.

I live in Miller Beach, which although in Gary, is a very safe area (yes such an area exists in Gary). It is also very very integrated and is probably the premier neighborhood in the Chicago area (one of the finest in the country) for mid-century modern architecture. It also is surrounded on four sides by Chicagoland's only National Park, the Indiana Dunes National Lakeshore. The neighborhood is experiencing a renaissance and is attracting people from all over.

And taxes in Indiana are capped at 1% so you'd pay about 1500/year in tax...living in a non-kleptocracy has its benefits.

You may find some in Homewood, that price point is sticky though.

I would look in Waukegan. The schools don't have a great reputation, but I knew a handful of kids there that came out just fine.

Nooooooooooo!!!! I would never recommend Waukegan to people with children.

Get a condo or townhome. You are really limiting yourself by budget, and then by a specific type of architecture. I would look for the best place I could afford instead, and there are many nice town homes and condos in decent areas. You have children, so schools should be at the top of your list. You'll regret it later, trust me.
