If the real estate taxes in Oak Park and La Grange are too high for the OP, Batavia (and other Kane County towns) won't help much there.

True, but home prices could be lower in Batavia due to its proximity (or lack thereof) to Chicago. Winfield is a good suggestion as well, it's a really underrated place (and healthcare is right at your doorstep there, besides).

I think Wheaton and Glen Ellyn are nicer than Winfield or Warrenville. Batavia is nice but too far out for my taste. Downers Grove or Elmhurst might be good. I would skip Schaumburg, full of chain restaurants, no real town, strip malls and malls. Lombard might be okay.

True, but the OP is looking for affordability and lower taxes. So something's gotta give!

I like Warrenville/Winfield. They're like the best of both worlds combo of the Tri-Cities and Wheaton/Glen Ellyn.

I hate driving to Schaumburg, and I come in from the west.

It's like being downtown, without the hi-rises. Even Batavia has become somewhat congested, which I always confuse with Bartlett. Bartlett also has a huge forest preserve right on 59, is closer to Elgin, and is definitely in line w/the OP's price range.

I don't like Bartlett, not much character. It's kind of like a Schaumburg-y version of St. Charles.

Check out the Tri-City area of Batavia, Geneva and St. Charles.

I'm in a similar boat. Getting out of Atlanta... can't take it here any more. Weather is certainly better in the Winter, but it's damn hot in the Summer and the city is useless and I use the term city loosley. It's more of a giant soulless suburb...

Been to Atlanta during summer, driving was very confusing...too many peach this and that.

Marietta I liked.

Just had a friend move from Schaumburg to Wayne, north of St. Charles. It's like night and day, Wayne is how places like Glen Ellyn were 50 years ago.

St. Charles however, has lost much of it's charm barring the Arcada theater.
