Yesterday, we visited town&country homes in Wauconda. Other than beautiful models, they are offering a choice for the school; wauconda vs Fremont. Do you see any negatives about this community and the city itself? We were considering Cary but from total cost perspective, getting more for buck in Wauconda.

Default Liberty Lakes

My wife and I currently looking to live in Liberty Lakes. From what we understand it is a nice community. We have some friends that live out there and enjoy it. It is one of those communities that you see people out walking with their stroller and dog.

About the schools. Choose Freemont. They have better elementary scores. Plus, there is virtually any poverty within the district. However, the issue with that is that it is Muldelein high school. This might have some draw backs for some. However, at that age, you can use the money you saved to send the kids to Carmel Catholic high (just won the blue metal award). We are looking at existing construction and the houses in the Freemont district are harder to find and go for more than those in the Wauconda district.

My wife and I had choose to build out there. We were supposed to close last Wednesday. However, two weeks before close, they destroyed our house with an overnight fire in the garage with a portable space heater. They were "nice" enough to let us out of the contract. We are now looking at existing as we have been home lessfor 3 months now. Aside from this incident, the houses seem to constructed well. Unfortuantely for us, the house are pretty air tight which led to more smoke damage and the fire was contained to garage where it put itself out.

Phase 4 seems like a pretty good deal. It does not have the SSA like the other phase which saves you money on your tax bill and is all in the Freemont school district. However the HOA is about $150 more and the cost the upgrades is more.

Cary is good too. The schools are all pretty good. There is very little poverty in the district. The reason it is probably more expensive is that it is closer to the Metra line into the city. The downside to Cary is that the taxes are extremely high. Most of the houses we have looked at out there are around $10k/year.
