While the location is pretty good that is a horrendous flip done by a terribly stupid renovator — house is darned close to rail but the HUGE negative is the configuration of only two legal bedrooms — that basement bedroom is not legit!

Take a pass at the asking price.

True, I do not see an egress window exit.

Is there ever any sort of grandfathering involved to regulations such as that one(?)

... the thing is you’re really competing with two bedroom homes, including condo & townhouse. If you were to actually buy the house and make guests or children children sleep their you’d be a risk of something like a municipal lawsuit after a fire for non-compliant egress. If a firefighter or sleeping person was injured / killed it is rare but not unheard to face criminal complaint...

Amy flipper that does not know that is a hazard to themselves and the whole enterprise.

Of course you bring up Indiana! I wasn't comparing it to Indiana

I know the areas well where the OP is looking and that's why I chimed in. As Chet stated, there are many flaws with this home that doesn't support the sales price. At any rate, the OP is looking to build. I also pointed out that parts of Downers has terrible elementary and Middle schools which is also important to the OP.

Which ones specifically are terrible? I would consider them all to be above average.

The OP posted a year ago.

The person who posted the redfin link seemed to not be connected to the OP’s query. Sure, in the absolute sense someone could find another home for less. I don’t see much wrong however (besides the lack of egress) considering this home is a perfect starter home. Not a lot to worry about on the inside at least.

(Of course it won’t sell for list price.)

Sorry, should have started a new thread but thought that listing was somewhat relevant to the OP’s initial post as well. Not too many lots in that part of DG sell for less than $350k regardless of home condition. I think the home I linked to is a nice starter home especially because I think it can be had for ~$350k if I had to guess (depends on how motivated seller is). Train noise would be the only potential deterrent. Yes, 2 bedrooms is somewhat problematic long term but could always add an en-suite to solve that problem and add tremendous value to the home. The block/neighborhood would support that type of investment. Many tear downs located on that block.

Be my guest to look up the Illinois report cards. According to those, Elmhurst and Clarendon Hills have better school ratings than Downers Grove.
