Yeah, this one kind of came out of left field..

While I'm here, though, I will say that I was just in downtown Park Ridge for dinner on Saturday. I was really impressed. I had not been since the additions of Holt's, Harp and Fiddle, Reyes Steakhouse, Beer on The Wall. Or, I never noticed them. Either way, I love the city. Very few neighborhoods in all of Chicagoland that I think are prettier than Park Ridge's Northeast/East side.. Urban, well kept, inviting, active.

In reviewing this thread, I'd say that La Grange and Park Ridge, to me, share more in common than La Grange and Elmhurst or Elmhurst and Park Ridge. They're more similar than different. The major difference is that Park Ridge is substantially larger, and therefor offers a larger set of pre-WWII homes delivered via more extensive grid neighborhoods.

I don't know much about La Grange but I actually just bought in Park Ridge myself. We bought for the schools and vibrant downtown. We also enjoy the amenities Park Ridge offers such as Centennial Park and the Library. Close access to both the airport and downtown are important to me and I also have family there. My wife works in Morton Grove so it's easy for her to get to work too.

Trick or Treating and other child friendly activities are always a blast! The streets are flooded with families and children which was very important to us. My wife grew up there and walked to her Elementary, Middle, and High School. We are moving somewhere that everything is still walkable for us too, even groceries.

Regarding plane noise, as long as you stay a little ways north of Touhy you should be okay. Our house is up by the country club and we don't hear a thing at all.

ChiGuy - i think you nailed home the point... What makes a town great is that community connected feel/energy coupled with walkabilty, safety, schools, proximity to Chicago, Train/commute...

That is what people want now and IMO what protects real estate value here...

If I may take a separate thread and infuse it into this conversation.. You're not wrong.

La Grange has done well, even getting back to pre-recession values of yesteryear in July 2015.. Which, as discussed, seems rare in the suburbs here. Prices today are slightly depressed from that high, but the luxury market was reaalllyyyy getting hot the latter half of 2015 into 2016 and 2017. So, that could explain the variance. Park Ridge hasn't been quite as fortunate, at least to have returned to pre-recession highs. However, as a %, the deviation is not nearly as extreme as some other markets.
