We will sell our house in the north shore this summer and would like to buy a property in a suburb with the lowest property taxes. We don't need good schools, just proximity to the Metra. We heard that there are unincorporated areas of certain suburbs that have optional taxes for school attendance, for example Green Oaks. Is this true, and what are these areas?

Northwest Indiana should offer the lowest taxes.

I cannot imagine a single place in any of the suburbs, or state, that have an optional tax for schools. Unincorporated areas often have lower taxes than incorporated areas because fewer services are provided.

Northwest Indiana? Kenosha, Co Wisconsin? Otherwise I'd look at DuPage Co.

Whoever you heard this from is FULL OF CRAP! There is NO PLACE in Illinois where it is "optional" to pay property taxes for the support of schools. That is NOT an option! Does not matter if you are "empty nester" or an industrial property, have dozens of school aged kids or never used public schools you WILL pay property taxes to the local school district(s).

If you want the lowest tax RATE it may make sense to shop in an area with relatively HIGH property values and LOTS of valuable non-residential property, this 'formula' works in areas like Oak Brook -- here is a nice townhouse with taxes under 1% , though that is offset by a fairly substantial HOA fee https://www.redfin.com/IL/Oak-Brook/.../home/18086903

Here is nearby single family home with very modest taxes for its value as well as low HOA fee -- https://www.redfin.com/IL/Oak-Brook/.../home/14153393

Oakbrook Terrace has modest property taxes and mostly no HOA fees, though schools and resale are not in the same leaque

Property taxes in Indiana are capped at 1% of the homes assessed value. I also suggest NW Indiana. There is NO WHERE in Illinois where taxes are optional for the schools!!

If you buy a much smaller modest home in a non prestigious suburb that is one way to cut down on property taxes. Or a condo but you have to watch HOA fees because they can eat up any savings. The desirable suburbs with the best schools have higher taxes mostly. And of course bigger homes. You can get a nice little bungalow or English tudor type home in a modest suburb and pay five or so thousand dollars for taxes. Or if you buy a two flat and pay cash for it you can live in the first floor, and rent the upstairs. Some two flats are as large as a small home. Essentially the rent will pay for taxes and repairs. Its probably hard for anyone who has had a big home on the north shore to adapt to such changes but maybe you are one.
