Hi Everyone,

I am looking at a property in unincorporated Glen Ellyn, right by COD. The house has well and septic. Looking for any issues people have had with well and septic, or if anyone lives in the area and could give me more information on both of these. Any help would be appreciated!

..."encouraging" any properties not on municipal water systems to switch over. Depending on how deep the well is and what sorts of natural mineral content is in the well water (including things that may have minor radioactivity...) many home owners prefer attaching to a system that draws water from Lake Michigan. The County operates a very reliable and relatively low cost well water analysis lab that is focused on "water safety" in terms of pathogens and nitrates -- Dupage County Health Department > Environmenal Health > Resources > Fees You might want to get additional tests related to radon -- https://www.cdc.gov/healthywater/dri...ase/radon.html

Septic systems are another issue, and one that generally is not likely to cause problems so long as the existing owners did have proper maintenance performed on the septic system as needed -- here is a very comprehensive link from West Virginia that covers all the details : http://www.nesc.wvu.edu/pdf/ww/septic/pl_fall04.pdf

If the existing system is in good condition and you are comfortable with the size of the system given your expected family usage I would not be concerned with a septic system; the total costs of properly maintaining a correctly designed septic system are likely very similar to the fees that the various smaller "water reclamation districts" charge. Of course the professional who work for those governments handle ALL the details including the monthly / bi-monthly collection of fees & billing while with a septic system it is up to the homeowner to BUDGET for the maintenance that may be needed on an IRREGULAR schedule like every 30 - 45 months...

Thank you - this was very helpful. We would prefer city water to well water, so hope this works out!
