It's surrounded by Lakewood Falls and the High Point apartments. I heard there may be some section 8 folks and a little riff-raff in this area, but I visited it about three weeks ago (from out of town) during the day and evening and didn't seen anything outwardly wrong with it. Home prices varied greatly, and I just put in a deposit for one. I also heard Neumann homes were the builder, already bankrupt, but that particular subdivision has been completed. My opinion was the houses look ok, a little close and the HOA fees a little high compared to Renwick club just further south.

But I would like to hear from anyone who's been in the area, first-hand experience, knows of anyone with first-hand experience, but not any hearsay please.

One more note on Neumann Homes, as their website is down due to bankruptcy, does anyone know of any other source of the floor plans on the internet for the particular models they offered back then? I would like to see if there's one available for the house I put a deposit on.

I had tons of friends who lived there. They never had any problems. Lots of families, and most of the section 8 there qualify for section 8 because they are families. (two of the families I knew that lived there were section 8) Section 8 doesn't automatically equal trouble, it just means they don't make enough money to afford a place to live for all members in their family.

Lots of stuff is developing over there, so I will warn you of the traffic on Weber now. It's normally not bad down that way (or maybe now it is, I'm not sure, I just know my parents avoid it at all costs,) but it is horrible by I55. With all the big boxes moving in on Weber I imagine there will be even more traffic. There's always ways around it though.

I remember when it was all farms. hah =]

No opinion about Wespark but I heard some comments about Lakewood Falls 5. They have 1000 homes paying $400k association fee per year and the board still can not run it efficiently!!!! Raising fees!!!!!
