It seems like houses are slightly more affordable west of the main Wheaton train station, north of Roosevelt and south of Manchester. Is there anything about this part of Wheaton that makes it less desirable?

alot of the houses are smaller over there.
emerson is the school--it's got a really good repuation, it's on the "honor roll" and 96% meet state standards (vs 79% for the state)

wheaton is a really nice town. I don't think that there is anything to be concerned about.

I know the area and yes, there are some good priced homes there. You are within walking distance to Emerson Elem and Monroe Middle School. There are a few streets that are in a floodplain so watch for that. Overall it is a nice area with well priced homes. Some of the homes have basements, a few teardowns have been done and you'll have a wide range of residents (singles to young families to retired empty nesters).

We live in Wheaton. In general, Wheaton has a wide variety of homes at all price levels. The neighborhood you are talking about is nice, just smaller homes, but most all homeowners keep their homes neat and lawns are kept manicured. Monroe middle school is a great school. We have had 2 kids go there and 2 more to go. We live north of downtown and west of pleasant hill rd. Middle age mom is right. That area is starting to see some teardown activity and many are speculating that this might pick up again, after the RE recession is over. Wheaton is a wonderful place to live and since it's so landlocked, many are still planning on doing this in the near future if they want to stay in wheaton and have a new built home. But either way, that area is just a little more affordable because its older and smaller homes, not because it is a bad area or compromised in any way. You really won't go wrong most anywhere you decide to live, if Wheaton is your choice. Good luck.

Smaller lots, smaller homes, of course fewer bathrooms. Typically along a residential street, not a cul de sac. Depending on location, could be unincorporated.

I am very familiar. What part of President St? North of tracks/south of Harrison or north of Harrison OR south of tracks and north of Roosevelt? Depending on where on President you could be at one of three different schools.

Right across Washington Elementary School. Is that good part of Wheaton. I am pretty sure it is unincorporated area as taxes were very low.
