How can you terminate a listing agreement when the Realtor did not fill in the correct dates on the listing agreement and had ME do my own showings and fliers?
I already contacted her broker, but she did not care and said I was lying.

I'd imagine you would have to be able to prove that the agent failed to live up to their end of the contract. I believe they could sue you if you went with another agent, but you would win if you could prove that the agent didn't live up to what was specified in the contract.

Been there before in another state. You should not be acting as a FSBO and showing your own house if you have a realtor. In my case these realtors turned out to be real nest of vipers. What I suggest is to call the state and ask to be connected to someone who can help you end this contract. You do not want to show your own house. You have to be careful because if you only get a conditional release, you are STILL obligate to this realtor.

Call here and tell the person who answeres the phone you "want to CANCEL a Real Estate LISTING AGREEMENT. Neither the realtor nor the Broker-Owner will cooperate with you. And you do not know who else to ask." If you are asked any questions, answer them to the best of your knowledge and ability. You will be transfered to someone who should help. If they do not help, call back to the same number. 217-782-0244 . Do not give up. Sometimes it take more than one phone call.

Are you by chance using a flat fee or discount broker, where it is common for the seller to DIY?

In the greater suburban Chicagoland area, full service broker/agents usually install electronic lockboxes ( not combo locks) for showings. Sellers are strongly encouraged to vacate the property, during showings.

What is the term of your listing agreement....when does it expire?

Did your agent tell you what he/she was going to do, when he/she was going to do it and why?
