Please comment on your thoughts about living in The Glen.

I have some out of town buyers seriously considering a single family home there. These buyers prefer newer housing stock and want to be north but not too far from the city, budget up to about 800-900k. Personally, I think it is a well planned community in a great location. It seems to offer instant community, convenience, good schools and very nice recreation facilities. Thoughts??

Probably a good choice for you. The main drawback is housing prices, but 800-900K should get you a good place. As you may know, the Glen is sited on the former Glenview Naval Air Station.

I would check the re-sale stats and the data on mortgage delinquency.

Personally the mix that I saw of buyers selling their older homes to tear down buyers at "market peak" suggests to me that most owners in the Glen have a lot of equity, but if the empty nesters need to sell to move into assisted living (or their kids need to settle an estate...) there could be a different profile down the road...

"Master planned" type communities historically are a bit more "age stratified" than those that are more organically developed, and that sometimes works against future resale.

From what I understand and have experienced it is a very nice area. Their price range is in the difficult spot though. I think most of the row homes target that price bracket.

Attea Middle School is very well regarded. I would be concerned about the temptation that exists around The Glen Town Centre for kids. A lot of kids hang out around there at night, so maybe they should be aware of that.
