I currently live in West Englewood and will be getting married next year. I will be looking for a home for me and my future wife on the southside of chicago. She hails from Skokie and has endured her time here with me so that we could save for our home. We have decided to stay within the city, but spend no more then 110k for a home. We are AA, so majority black is not an issue. Ghetto is an issue!!! I suffered long enough, and so has she. Without leaving racially charged comments or North is better attitudes, I ask for your help. I have a Realtor, but I am looking as well. I am also looking into an FHA loan, possibly a fixer upper. Thanks!

Under 110k leaves you with limited options. I'm assuming you are looking for a home and not a condo. The problem with the Southside is that many areas which are not currently ghetto are certainly headed in that direction. So you should consider what an area will look like in 10 years. The areas which are nice and stable appear to be out of the 110k price range. I was once in the Pill Hill section and it seemed to be decent, but I don't know what the future holds for that area. If I had a budget under 110k and was dead set on the Southside I'd take a look at the nicer sections of Bronzeville.

How about Mt. Greenwood? I saw lots of AA over there along with a good number of whites.

110K in an even somewhat decent area is not gonna cut it unless you are talking about a complete gut rehab. You can try your luck with South Shore, Avalon Park. If you're willing to go futher west, Auburn Gresham. Some sections are nicer than others. But again, the fixer upper at your price won't be a simple changing out carpets and countertops. We're talking updating electrical, plumbing, the whole shebang.

You should easily be able to find a foreclosure for 100K if you are willing to put a bit of work in. There's a nice 4 flat on the west side (garfield park- not the greatest 'hood but simply an example) on Carroll for 29K so if you found a place for 65 or 75K you'd still have some wiggle room to fix the place up if need be.
