I'm looking for info about homeowner exemption. Just received new property tax bill and my exemption is $ 265, last year I had over $ 600. Generally my tax is over $ 1200 higher then last year. How assessor office calculate taxes and exemption ?

Go the County Couthouse and request a Review of your tax bill. There is a form for it. If you feel your house has devalued since you purchased it, pay for a new Apprisal by an IL Licensed Home Appraiser and submit it with the request for a Review. You can also apply for a tax freeze - not everyone is eligible. If you are over 60-years old, or disabled, more than one avenue is open for tax relief. . .

What you mean "County Courthouse" ? Exactly where and which department ? I would love to be able to take a look at theirs calculation.

Cook County's Treasurer's Office has a wealth of info on their site - including how to read your bill which might help you a lot:

LOL... All our house records are in the County Assessor's Office as that is the office that assesses the tax and appraises all our property in the county for taxation purposes. Talk about compilation!!!

The last time I checked we we were assessed on roughly one-thiid of the evaluation which was compiled from several sources. I believe it is a state law that every so many years, every county has to be re-appraised. In our county new "improvements" to a property such as a poured driveway, garage, and additions are appraised and taxed. It reminds me of a VAT tax.

These taxes are killing me and I have a feeling it's just going to get worse.

I don't know if anyone caught this bit.

Of course they could cut services but somehow I doubt they will do much of that.


Anyway, on to my question. How much does the homeowners exemption save you? They say on the website between 250 & 2000 dollars. I'd like to hear some real world examples of what kind of savings people are getting from this exemption.

My mom gets long term residence and Sr Citizen discounts. So our property tax bill goes from $7000 to $5000 per year.

^Wow, that sounds kind of high. Must be a big place. I know those Sr. discounts can take a huge chunk out of the price tag^

If you want to know how your homeowners exemption calculation was done, you need to get a freedom of information act (FOIA) filed with the cook county assessor and after a fee for processing and copying, the mystery will be unveiled in an extremely complicated document. The real answer is that many homeowners are not paying their taxes so the ones that are lost most of their exemption to cover the budget. Note that most of your tax money is going to the local schools since UNIONS run the the school districts and get sweetheart contracts. Imagine retiring at 60 after being a high school gym teacher and getting $160,000 yearly pension. High School career counselor's should coach the kids on the best way to milk the system so everybody can get rich without trying. No that wouldn't work because someone needs to pay so someone else can ride the gravy train.
