^I think this is probably good advice for anyone looking to be an "urban pioneer." You have to know you really want it and not go into it with some naive idea of the incredible difference you'll make and how you'll really "be a part of something."

I would never be an urban pioneer as a renter.
You have little control over your environment and you have less of a stake in the neighborhood than an owner. I think if you do that you have to be very careful and rent from a very good landlord is vocal about improving the area and is really fixing up the building.

Being an urban pioneer makes more sense if you are buying a place yourself or an apartment building. You would then fix it up and fix up the yard, pick up trash, call the police about loitering, call 311 about graffiti.

Most tenants arent going to do that. They will generally keep their apt clean (hopefully) stay out of trouble and mind their own business, things that in general will help the neighborhood if there are alot other nice tenants. If not than this newby tenant will be swimming with sharks and will soon see the error in their ways and leave.

Its not a bad place to start off but get out and to a safer area as soon as you can.
