My friend just bought a condo on S. Cregier ave in Hyde Park. That a good area? Did he make a good choice?

S. Cregier is in South Shore, not Hyde Park. Its a big difference.

Thanks for pointing that out. My friend kept saying Hyde Park for some reason. Is that a good area?

There are buildings for sale on Craigslist at 80th and Woodlawn that are listed as being in Hyde Park. That's not a stretch -- its a wish. Being associated with Hyde Park is a plus as to addresses on the south side. Cregier is a South Shore street and west of Jeffrey so it is not all that close to the lake. However, if your friend bought between 67th and 71st street he did ok. Further south of 71st street is less desireable but still a stable middle-income area.

He's right off of 71st street.

That's a good spot. You should know that the Metra electric line (world's ugliest tracks) runs down 71st street. So housing in that location is convenient if the street is not picturesque. Remind your friend that any car crossing the tracks has the right of way as to cars on 71st street so he should stop and let them pass. Also, don't make a left turn at 71st on Stony, no matter how few cars seem to be in the area.

Thanks for the tips. BTW, his dumb girlfriend parked her car on stoney island and took out her lap top out in plain site of everyone standing there. She put it in her trunk. Few hours later the trunk was busted open and they took the lap top.

^ That's the South Side of Chicago for you. I live more than 20 blocks away from South Shore but I've been down there. Like someone else, said it's a decent, predominantly black middle income community but the further you go from the lake, the more dangerous the neighborhood gets.


Going down South Shore Drive, it's cool up until like 79th Street or so. Even 71st is a little sketchy, I'd be hesitant about moving that far south but I'd probably still do it if the price was right. But west of Stony Island, it gets rough quicker - I'd say by the time you got to 63rd Street, you'd be watching your back a little bit more than you would in nicer parts of Chicago, to put it mildly.


But back to your original question - 71st Street is NOT Hyde Park. That is South Shore, I don't care what some crooked developer or real estate salesman tries to tell you.

Real estate guy did tell him it was Hyde Park. He paid 180,000 for an apartment that was converted into a condo. It's small but very nice.

Real estate guy flat-out lied to him. Now, there are some decent things going on down there and property values are most likely going to steadily increase over the long-term (meaning I don't think your friend got ripped off price-wise), but this "stable middle-income area" still has some issues. Within a 4-block radius of 71st and Cregier, within the last year there have been 5 murders, 1 of which was domestic in nature. Within a two-block radius, between July 29th and August 21st (last date for which chicagocrime.org has data), there were six robberies -- four by handgun and two strong-arm (no weapon). Expand the radius to 4 blocks and the number grows to 8 armed robberies (all handgun) and 10 strong-arm robberies. That's within a three-week period. It's definitely a place where you need to watch your back and not put laptops in your trunk within plain view of bystanders.
