Hello,
I am considering buying a one bedroom condo in the South Loop that is worth 195,000. I tired to figure out the potential proeprty tax on a Cook County website, but it claimed to be a very "conservative" estimate. The property is roughly 1200 square feet and located near the corner of Polk and State. Does anyone have an idea what the taxes would be....or a link for a fairly accurate estimator.

Go to the Cook County Assessor's website, plug in the address, get the PIN, then go to the Cook County Treasurer's site, plug in the PIN, get the actual tax bill.

I would first look at the actual tax bill, paying attention to what exemptions were applied. Then I would look at the tax bills for similar units in the same building to compare.

Is the building new construction? If not, then as others have suggested, look at the Cook County Treasurer's website and it will show you exactly what the taxes were for 2010 and before.

If it's a new building and taxes haven't been assessed yet, then I would use the Treasurer's website to look up similar properties. If you go on a real estate website you can search for condos in the south loop that are similar in size/amenities and plug those addresses into the tax website. I think that's the best estimate you will get, most likely.

if you're seriously interested in purchasing the property, the owner or broker should be able to provide the tax bill(s) ..and , as pointed out before , you can get the taxes paid based on the PIN number from the Cook County Assessor ..Blockshopper also has the figures, but CCA will be the amount of record ..
Keep in mind when purchasing a condo or property in Cook County that taxes are paid in arrears, so part of the settlement negotiations will typically involve how much the current owner will be contributing to the first tax bill you'll pay ..confused ??
