I think you're responding in the wrong thread, because I didn't see one single post in this one where anyone said this is New York or that there's a housing shortage here.

all I'm saying is that apartment finders are unnecessary in Chicago. you can find very reasonable places on your own. And it's a great way to get to know the city and neighborhoods.
I own/manage 100 apartment units. The tenant does not absorb any cost of a leasing agent. The agent works on behalf of the landlord and collects a negotiated commission. Same concept as an owner of a house hiring a real estate agent to sell.

Maybe in Chicago you have landlords paying rental agencies, but here in Boston, the prospective tenant pays the bill. It's pretty common to have to pay 3-4 months up front to get an apt here, and realtors have infiltrated Craigslist pretty heavily. It get pretty chaotic here in August, when the market completely dries up as college students return..

In this respect, Chicago is fortunate in that there aren't colleges on every street corner, and that the market is so much larger..
