For 100k the OP might be able to find a decent 1 bdrm in Uptown or Rogers Park

Actually yes! They're small shotgun or bungalow type houses, but there's actually a pretty large selection of homes. I saw a 1 bedroom shotgun house in a great neighborhood (The Hill) that had been completely gut rehabbed for only 69K. 3/1s that need a little work can be had near that price point as well.

We're looking at 4-families in solid condition sub-200k. We can live in one and cash flow. That's a damn hard deal to turn down.

OP, don't listen to anything this poster has to say. It's all wildly inaccurate. Well, the second line isn't inaccurate I guess. Lake View does have SFHs for sale. Ya know, for 500k+

I wasn't talking about the OP. Anyone who recommends East Garfield Park as a safe area or Lakeview on a 100k budget is either trolling, or doing this forum a great disservice.

I have relatives in the St. Louis area so I know that is some ways the unemployment AND population shifts that are hurting Chicago's more working class areas and even MORE magnified -- St. Louis unemployment rate inches up to 7.8 percent in July : Stltoday

The historical levels of violent crime inside St. Louis proper have been signficantly less widespread than those that plague Chicago. Depending on how one sees things the river that separates East St. Louis from MO is either a "free" safety measure or a curse. Chicago's leaders at one time or another made efforts to wall off viaducts and create dead-end streets to have a similar barrier but for better or worse bad people can roam pretty freely around Chicago and those adventurous enough to buy more affordable homes can try and tough it out...
