Washington Park area. According to some, this area is being gentrified. Would you move here? I saw a 3br that is absolutely stunningly gut rehabbed. Stainless steel appliances, beautiful hardwood floors, garage. Everything brand new.

I wouldn't move over there if the landlord paid me to. This area may be up and coming but it is still a dangerous area as of now. I see alot of property in this area that looks amazing on the inside. The only issue is that eventually, you do have to leave your home. Also, the fear that someone may break in as this is common in that area.

What about that one highrise on 26th and Indiana? Its the one that is close to that hospital. I understand there are a lot of medical employees that live there and the alderman, but i myself dont feel comfortable farther south than that.

Everything is being gentrified now apparently. First that's BS. That area is not gentrifying. Not even close. Second, why would you Rent in an area not yet gentrified!? Basically, the landlord who doesn't have to live there gets the income and you get all the crime and deal with the lack of amenities. If it does gentrify, you'll get a pat on the butt for helping out at best. Then your rent will go up or you'll get pushed out in a condo conversion.

58th and Indiana is not 26th and Indiana. Around 58th street there is some redevelopment going on and some gentrification. The area is not for those who are unfamiliar with Chicago or urban inner cities.

Actually, the UofC is p0urchasing some of the properties in that area and there are some new townhouses. However, there remains a significant amount of street crime in that neighborhood.

Because there's a lot of room between "gentrified" and "hellhole." And it's in the gap between where one tends to find the best QOL-to-COL balance.

The ONLY real areas that are truly gentrifying right now is east humboldt park and Pilsen. Everything else has been "gentrifying" for years now, and they are still huge dumps with high crime rates. Washington Park is no different. I haven't even heard anything about gentrification around here. Maybe in Hyde Park...

Here is a link to the property. The owner lives in the duplex on the bottom and there is a three bedroom on the top. She wants $1100 for it. I had a friend drive by to check out the area, and she says she's not keen on the area.
