I am looking at a 3 bedroom condo in a complex in the Edison Park community area. It is priced very low and the area looks quiet and secure and is an easy drive to my work by the airport. However, I'm suspicious of the low price. I have been living here for 6 months staying with a friend in the town of Countryside, IL however I am looking for a home to buy since now I will be bringing my son, wife and mother to live here when I buy this so it is very important that the area is safe and that the grade school can accommodate my son with 2nd language English (he speaks somewhat but his first language is Polish and is currently in Germany with my wife and mother). It is right over the border with Niles, IL but technically in Chicago. I was wondering if anyone knew if this is a good investment, if the area is safe for families, and if it seems to be staying a good area. Thank you.

It's probably hard to say without actually looking at the house in person - could be someone wanting to dump a property or there could be something wrong underlying the property too that you can't see yet.

I know you're can't tell me about the actual home. The house is fine from my standpoint and before purchase I will of course get it inspected.

My question is, is this a good area? Is it an area in decline? That's the only reason I can think of that such a beautiful condo would be so cheap.


Is Edison Park a community area that has a good future?

Edison Park is one of the safest areas of the city (0 homicides in the last 10+ years for the record), probably in the top 10 highest areas of the city for median household income, and it's stable. It's not an 'exciting' area, but it's a good area of the city for sure.

Great! Now I feel confident. I saw a house in Cragin similar priced and it is close to where I was born (born in Chicago but parents and I went back to Europe after Poland became free) but I don't think Craigin offers a good future especially for Polish folks anymore so I am glad that I am making a good choice with Edison Park. It doesn't need to be exciting just a good area for children and families!


Do you know about the schools situation?

Is there any way for my son to be able to attend suburban schools in Niles or Wilmette or Skokie (I know I have heard of other places allowing "schools choice") if the schools are not sufficient? However I am assuming they are because you said it is such a great area!

Not unless you live in those districts. You have some degree of competitive choice among the schools in the City of Chicago, but that doesn't extend to schools in other districts and the amount of choice you have in Chicago will still be partially determined by your location within Chicago and also whether your child is able to test above average to gain entry into competitive magnet schools. There are also private schools available.

Edison Park has some of the highest rated elementary schools in the city. For HS, there are either the selective admission schools, the IB program at Taft, or private catholic schools.

To tell if the condo is a good investment, it would depend if the condo itself is in good condition.

Why are you asking a public forum these questions? None of whom whose real estate knowledge (if any) you know they have.

Ask your realtor. That's their job.

^^^He's asking like many other posters on CD who move to Chicago and/or it's suburbs. Since his return, 6 months ago,
things might have changed since he left. To the OP, there are real estate agents who do speak Polish (google
Polish real estate agents in Chicago) who might be able to give you more specific information and answers about
your concerns and questions.
