are we talking 300k? 400k? 500k?

Take a look at redfin.com. Easily the best Chicago real estate site. You can even use it to download historical sales data within an arbitrary region in cvs format: look for trends in condos with similar location, size, age etc. It's awesome.

In vague answer to your question, more the 300K end. Possibly lower, depending on where you're looking. There's a lull in condo development downtown right now (the new buildings are rentals), so if you want super 'new' then it's going to be trim pickings.

I've even seen some decent looking studios-1 bedrooms for 150,000 to 200,000.....

If, as your user name would tell us, you are moving from New York to Chicago, you will find a very favorable real estate situation comparably. Just please don't move here and complain about the lack of decent bagels and flat pizza, or complain that a large city in the Midwest is filled with Midwesterners.

I looked around last summer and the places I was interested in were all around 450K.
You can get a steal in an 1960s-70s-80s era high rise building (like Marina City) but it will have low ceilings and electric stove.
Also as someone else mentioned, don't forget the association fee. A lot of new builds have whopper fees.

Where were you looking? There's many downtown under $300K. There's a 2 bedroom place right near me for I think $299K around Chestnut and Wabash. I have a friend looking for studios and 1 bedrooms and he's finding many around $200K-$250K in the Gold Coast area.
