Ask anyone who has lived there long term and they will say that it's changing for the worst as south side people move west. Check the demographics yourself.

It's not a good buy. Mount Greenwood is better but I don't know long term even nice areas go to hell. Look at Flossmoor in the burbs...

Btw my ex wife is from beverly and her parents moved because of the changes

What are "South side" people?

West of Longwood still hold its value pretty well. Explain these changes that you speak of.

It is going through white flight and becoming an African American neighborhood. There are lots of for sale signs up and white families are either moving to Mount Greenwood or to the Southwest Suburbs. Every day it becomes more black I suspect by the 2020 census it will be 70/30 black white with most of the white people right adjacent to the cemetery west of western or elderly folks. There is much more loitering and graffiti than their used to be. Look at the history of Chicago most neighborhoods that go black on the south side decline.

Soooooooo...black families that are able to afford a 300k and up home are ruining the neighborhood?

Sigh... I miss ajoltl. He was our best "Beverly Correspondent" on this forum.

Beverly is still a very nice area. The fact that it is no longer a "no-go zone" for African Americans is a positive thing.

It's never the first wave that ruins the neighborhood, it's the fact once it hits a demographic turning point it becomes undesireable to the segment of population that has the largest purchasing power..white people. This inevitably will lower property values, then houses are scooped up for cheap and rented out, causing a second wave of poorer blacks to move in and THATS what ruins the neighborhood.

It's not an integrated neighborhood, it's ethnic replacement. We have seen the same story over and over again in Chicago. Did you know Englewood used to be a safe irish neighborhood? So was Harvey, Dixmoor, Posen, Calumet City, Hegewisch...the future prospects are not good for Beverly

The majority demographic who would be interested in Beverly (middle class white native Chicagoans) doesn't agree with that for the most part.

So why do whites move if it's not the first wave that is supposedly harmful? Racism? Are your in laws racist?
